Tonya seconds that notion, with the addition that her “…favorite Lynnwood restaurant is Indigo for lunch and dinner…” and the locals can’t be wrong!

11 Awesome City Conveniences You Didn’t Know Were in Lynnwood

Lynnwood’s city conveniences are exceptional, and from top-notch transportation options to recreation opportunities, it’s packed with some excellent spots that can improve your day!

Here are 11 awesome city conveniences you might not have known were in Lynnwood:


TRANSIT

When it comes to getting around, Jen Bowman knows trails and park-and-rides that make commuting a breeze! For example, summer is great for taking advantage of the Interurban Trail:

“Take a bike ride or jog along the Interurban Trail,” says Jen. “Linking North Seattle to South Everett, this is a great regional connector trail!”

Another suggestion? Commuters should definitely be taking advantage of the Lynnwood Transit Center, a convenient park-and-ride that features 1,368 parking spaces, lockers, a ride store, and more. Also, for those living in Lynnwood or those with plans to move to Lynnwood, you’re in luck—the Link Light Rail is coming to Lynnwood! Currently, the light rail runs from Angle Lake (just past the SeaTac Airport) to the University of Washington, but by 2023, the Light Rail will have four new station locations added from Northgate to Lynnwood. New stations include one at Northeast 145th Street, Northeast 185th Street, the Mountlake Transit Center (at 236th Street Southwest), and a station at the Lynnwood Transit Center (at 200th Street Southwest).

With these future extensions, riders are promised more frequent and reliable transportation and less pain from traffic congestion! It is estimated that commuters will be able to get from Lynnwood to Downtown Seattle in 28 minutes or to Sea-Tac Airport in 60 minutes.


SCHOOLS

Whether you’re starting out or starting over, Lynnwood has great opportunities for a college education. Edmonds Community College features 61 associate’s degree programs in disciplines like Pre-Nursing and Business/Accounting. With a newly announced Bachelor’s degree program too, Edmonds provides tools for success!

PARKS

If you’re out and about, stop by one of Lynnwood’s awesome parks for a picnic and play time! Wilcox Park “offers play structures, open field for volleyball, soccer, frisbee and a wooded area too,” according to Tonya Robison Tye. “Wilcox City Park, also known by Lynnwoodians as Flag Park, offers a summer Farmers Market on Thursdays,” Stefanie Massie shares.

Another spot is Scriber Lake Park, which Tonya describes as “…a bridged walkway through natural ponds, streams and woods,” an ideal spot for wildlife lovers. Looking for something expansive that you can get lost in? Lynndale Park is Lynnwood’s largest park. Tonya’s tip? “The amphitheater at Lynndale park has live summer events!”


If you’re a history buff, Tonya recommends Heritage Park, which celebrates the city’s agricultural, transportation, and social heritage. Finally, Jen also recommends North Lynnwood Park for summer fun: “The North Lynnwood park has a dragon-themed splash pad, covered picnic areas, play equipment, and tons of lawn space. Perfect on those sunny summer days that will be coming soon. Right? Summer is coming, isn’t it?”

What you need to know about the Condo Market
Over the last two years, the affordability of Greater Seattle area real estate has become a rising concern. Many buyers have decided to move a bit more north or south of major job centers to find the price point that works for them, or have foregone a single family residence (SFR)and turned to a condominium (condo) as an alternative. Because of this, along with many more baby boomers moving to a more right-size home for their lifestyle, demand for condos have been on the rise.

The median price for a condo in King County in June was $385,000 compared to the median price of a SFR of $660,000, which is a 71% difference! In Snohomish County, the median price for a condo in June was $295,000 compared to the median price of a SFR of $450,000, which is a 53% difference! Condos are providing a substantial cost savings if the condo lifestyle works for a buyer.

The condo lifestyle can be wonderful! Imagine not having to do yard work and living space-efficiently. There are many condo buildings that cater to the more simplified life that baby boomers are craving, featuring secured parking, elevator access, high-end features, great walk scores and possible views.

Much like the SFR market, the condo market has experienced high demand resulting in low inventory. Our thriving job market and rising rents have drawn folks to condos as well. Many of the job transferees coming into the area due to the tech industry are younger, unattached and without children, making a condo a natural fit and in some cases, less expensive than rent. In fact, condo inventory currently sits at 0.5 months of inventory based on pending sales in King County, and 0.6 months in Snohomish County. Theoretically, this means that if no new condos came to market we would be sold out in two weeks. That is quick!

While inventory has decreased, sales have slightly increased! Pending sales have almost mirrored new listings over the last 12 months, resulting in 1% more sales in King County and 5% more in Snohomish County. There were 4% less new listing in King County year-over-year, yet Snohomish County posted a 6% increase in new listings. This is due to some new condo developments to the north and more and more re-sale owners regaining their equity position and making moves.

Prices are on the rise too! An important aspect to measure in regards to condos is price per square foot. In King County the price per square foot is up 15% complete year-over-year and up 12% in Snohomish County, which is a big jump. This is on top of double-digit price growth the year prior. The average cost per square foot in King County in June was $404 per square foot, and $240 in Snohomish County. This illustrates the affordability difference between both counties, which is why the increase in sales in Snohomish County is markedly up. Condos provide a more affordable option for buyers, and if one is looking to land in Snohomish County, condos can be the most affordable housing purchase option available, while still being close to job centers.

The good news for condo sellers is that days on market are down by 11% in King County, and 31% in Snohomish County. In June, the average days on market was 16 days in King County and 10 days in Snohomish County.  Also, in June the average list-to-sale price ratio in King County was 105% and 103% in Snohomish County.

So, what does all of this mean? The condo market is much like the SFR market in regards to demand, price appreciation and the affordability divide between King and Snohomish Counties. It is a great market for sellers to realize a positive return, and buyers who can’t afford or don’t want the maintenance of a SFR can find opportunity with a condo. Windermere Foundation Quarterly Update
Thanks to all of you, the Windermere Foundation collected over $903,500 in donations through the second quarter of 2017. This is an increase of 10 percent compared to this time last year! Individual contributions and fundraisers accounted for 62 percent of the donations, while 38 percent came from donations through Windermere agent commissions. So far, we have raised a total of $34,009,527 in donations since 1989.

Each Windermere office has its own Windermere Foundation fund account that they use to make donations to organizations in their communities. Year to date, a total of $979,486 has been disbursed to non-profit organizations dedicated to providing services to low-income and homeless families throughout the Western U.S.

The first day of school sneaks up so fast… summer is here and then gone in a flash! Use these helpful tips to start getting settled into a new routine for fall:

  • Talk to your child about their feelings and concerns about the new year.
  • Talk to your child about their day-to-day routine once school starts.
  • For small children, tour the school and show them where each of their classes will be, along with the cafeteria and restrooms.
  • Determine how your child will get to school, and practice the route.
  • Find a walking/bus buddy for younger children.
  • Arrange a carpool if needed.
  • Establish a time for homework and dinner.
  • Obtain an alarm clock for your child and discuss the best time for which to set it.
  • Establish a school-night bedtime, and stick to it.
  • Read the school handbook with your child and discuss any concerns.
  • Find out when parent-teacher night is and mark it on your calendar.
  • Find out the school lunch schedule and how much lunch costs.
  • Create a contact list of other parents who are able to pick up your child in case of an emergency. Be sure to share it with the school.
  • Arrange child care/or after school activities.
  • Set rules for activities such as TV/video games, tablets, playtime and the completion of long-term school projects.
  • Stay involved with your child, their school and their daily routine!

Come to Lynnwood! Total Wine, Whole Foods…[it’s the] only spot in Sno Co to find these stores (and many others).”

RETAIL

When it comes to retail, Jen knows there’s no beating the Alderwood Mall. “Of course Alderwood Mall is a main attraction for Lynnwood,” she shares. “Did you know the Regal Cinema (on the west side of the mall and south of Costco) has fully reclining seats?! Tickets are a little more expensive, but so worth it!” If you want to catch a movie or catch some great sales, add the mall to your list!


GROCERY SHOPPING

Whatever you’re shopping for, the grocery stores in Lynnwood have you covered. With over 8,000 wines (2,000 of which are not found anywhere else), Total Wine is a wine-lover’s paradise. For all of your bulk needs, Jen recommends the new Lynnwood Costco. An array of on-site amenities make it your one-stop shop, and there are even 2 Costco locations in Lynnwood to choose from, so you can pick whichever is closest to you!

You’re also sure to find some great products at Claudette Meyer Mitts’ pick, Trader Joe’s. Hard-to-find foods at low prices will get you hooked, and there are only a few locations in Snohomish County. Finally, health food fans will love Whole Foods, and the only one in Sno Co is in Lynnwood! “Whole Foods is conveniently located off 196th and I-5 for a quick stop to grab something off the salad bar or hot deli counter,” says Jen. “No time to make dinner? They have tons of store made, healthy options packaged up and ready to serve!”


CLOTHING

From tots to tap shoes, Lynnwood has some fabulous one-of-a-kind clothing shops. New parents can take advantage of Hopskotch Kids Consignment: “The Hopskotch Kids Consignment store in the Trader Joe’s/Hobby Lobby shopping center has great gently used baby gear,” shares Jen. “[It’s a] wonderful opportunity to resell your baby gear and clothes once your kids have outgrown. Great way to save money on baby stuff you’ll need just for a short time.”

Dancers will also want to check out Petticoat Junction Dance Shop. Aurora Pedrola shares that “the Petticoat Junction has an unparalleled selection of dance apparel and shoes. They are also locally owned!”

1. Future Light Rail Station

Did you know the Light Rail is coming to Shoreline?! That’s right—in 2023, Shoreline is getting light rail… and it’s getting not one but TWO stations! The city has plans for a station at I-5 and 145th St, and I-5 and 185th Street. You can take a look at the map of the extension right here. Not only will this be great for commuters, but this will have a huge effect on property values within its zoning.


2. Central Location

Like Cori mentioned earlier, Shoreline is nestled in a central location that’s in between Seattle and Everett. Depending where you live in Shoreline, it’s about a 24-minute drive into Downtown Seattle while Everett is about a 20-minute drive.


3. Aurora Village Transit Center

REALTOR® Jill Langer shares that people in Shoreline mostly use cars to get around, “but because there is a large transit center at Aurora Village, riding the bus is very convenient.” The Transit Center has several buses that head all over the region, including Downtown Seattle, First Hill, UW Campus, Northgate, Bellevue/Renton, and much more. There’s also a RapidRide to Downtown Seattle.

4. The Interurban Trail

The Interurban Trail provides a great way to walk or bike and is connected to the north to Snohomish County’s and to the south to Seattle’s Interurban Trails,” shares REALTOR® Jill Langer. The north portion of this trail leads from Seattle all the way up to Everett and makes its way right through Shoreline.

The Burke-Gilman Trail doesn’t run through shoreline, but there is a project underway that connects Shoreline’s portion of the Interurban Trail to Lake Forest Park and the Burke-Gilman!

REALTOR® Bernice Whitney elaborates a bit more on the Burke-Gilman:  “The primary source of transportation [in Shoreline] is by far the four wheel variety, but bicycles along the many two lane arterial roads is not uncommon. The Burke-Gilman Trail, which will take you down to the UW, points further west [and] is a popular destination for those both on bike and foot.”


5. Sounder Train in Nearby Edmonds

Located at 211 Railroad Ave, Edmonds, WA 98020 just north of Shoreline, the Sounder Train has a stop in Edmonds that you can take advantage of. APRIL 2017

Annual Egg Hunt on the Beach

This year’s Annual Egg Hunt on the Beach, sponsored by the Shoreline Fire Department, was a huge success. If you missed it, don’t fret; bring the kids down next year to catch some eggs and make some memories.


MAY 2017

Strawberry Festival

Kick off strawberry season at Shoreline’s Strawberry Festival. Live music, tours, a children’s parade, and delicious strawberry shortcake make this one event you will not want to miss.

Summer Concerts in the Park

If you’re looking for a fun, free event, check out the Shoreline-Lake Forest Park Art Council’s Summer Concerts in the Park series. 2017’s lineup includes swing, latin jazz, and more, so grab a blanket and enjoy a musical summer evening.


AUGUST 2017

4-Corners Brewfest 2017

Beer lovers unite! The 4-Corners Brewfest is back with more tasty food, live music, and the best brew samples around, so get ready for this local favorite.

Sandcastle Contest

Part of “Celebrate Shoreline,” the Saltwater Park Sandcastle Contest gives contestants three hours to construct the best sandcastle. If you think you have what it takes, grab your shovel and start prepping for this unique event.

The North City Jazz Walk

“The North City Jazz walk is a fun summer event that takes place annually in August,” shares REALTOR® Samantha Arango. “A portion of 15th Ave NE is shut down and many businesses offer food and host various jazz bands.”

Buyers: Keep Your Head Down, This May be Your Time
The first five months of 2017 have been a grind for buyers in our area. Inventory has been quite limited and demand has been off the charts. However, in the month of May we started to see things loosen up, with the highest rate of new listings coming to market in some time. Above are two market samplings from the Greater Seattle area: north King County and south Snohomish County which are reflective of our entire market.
South Snohomish County:
In May we saw just over 1,000 new listings come to market in south Snohomish County; the highest inventory push in one given month in over five years! In fact, it was a 46% increase over the previous month, and a 17% increase from the same month a year ago. This is good news for buyers, finally! One should note, however, that pending sales nearly mirrored the number of new listings, illustrating that demand is still very strong.
I think we will see that opportunities have loosened up for buyers in the list-to-sale price ratios that will post in June closings (May pendings). My prediction is that they will have tempered a bit from the 103% posting in May, purely based on buyers having more selection.
Demand surely met the new surge of inventory, but from what I am observing in the market, not all homes are getting multiple offers. When there are multiple offers, smaller groups of buyers may be vying for one house. We have even seen more price reductions in May with overzealous sellers not paying close attention these slight shifts in the market.
Don’t get me wrong, the good houses that are well-priced and looking good are seeing great price escalation and competition, but some are simply selling with a one-buyer audience. There are just more opportunities when there is more inventory, and this is good news for all of us as tempered price growth is needed after a 51% increase in median price over the last four years.
North King County:
In May, we saw just over 800 new listings come to market in north King County; the highest inventory push in one given month in over three years! In fact, it was a 33% increase over the previous month and a 9% increase from the same month a year ago. Pending sales also met demand here, but more buyers were able to land a home, which is good news. List-to-sale price ratios recorded at an average of 107% in this area, so definitely a needed tempering as we head into June.
When you are closer to jobs centers demand is higher, so the in-city market will continue to present a hustle for buyers, but more listings will equal a better chance of landing a house close to work. Prices in this area have increased 60% over the last four years.
Interest Rates: 
Currently, interest rates are a buyer’s dream come true! We started the year at 4.25%, bumped up to 4.375% in early spring, and we have inched down to 4% most recently. This reduction in rate is saving buyers thousands of dollars over the course of their mortgage on their monthly payments, somewhat offsetting the increase in prices since the first of the year. This is something to pay attention to, and could not come at a better time as it is coupled with more inventory. Inventory in June and July should continue to be strong as the long winter delayed folks getting to market, and many sellers are taking advantage of the prices.If you have thought about making a move or even your first purchase, now may be the time to not just dip your toe in the pool, but to jump in. It is summer and who doesn’t like a nice swim? Especially if that pool has more homes than we’ve seen in some time and cheap money. How Does Your Garden Grow?

Windermere’s Community Service Day was established in 1984 to offer agents and staff a chance to volunteer an entire workday to give back to the neighborhoods in which they live and work.

On June 9th, my office spent the day with the Snohomish Garden Club constructing trellises, staking beds, planting, weeding, labeling and sprucing everything up.

The Snohomish Garden Club provided 8,000 pounds of fresh produce to the Snohomish and Maltby Food Banks last year. The land for the garden is generously donated by the Bailey Family Farm.

Your Guide to Schools in Shoreline

Here are a few of the schools that locals recommend:


Shoreline Public Schools

The Shoreline Public School system features early learning opportunities, 9 elementary schools, 2 middle schools, 2 high schools, one K-8 school, and a Home Education Exchange program. Shorewood High School is especially of note—this school was recently completely renovated, and re-opened in September 2013.

PRIVATE SCHOOLS IN SHORELINE

St Luke School

St Luke School offers a wide range of programs, including a preschool program for 3 and 4-year-olds, all-day kindergarten, and school up through the 8th grade. They also have an educational and engaging summer program to take advantage of!


Horizon School

“My kids went to Horizon School and absolutely loved it!” shares REALTOR® Cori Whitaker. “[Horizon School is a] dynamic school for pre-school/kindergarten ages that focuses on hands-on, self-directed play and creative expression.” Nestled in the Richmond Beach community, Horizon School is a private, non-profit school. The application process begins each winter, and they also offer summer programs.


 

First Lutheran School & Kindergarten

First Lutheran School & Kindergarten at Richmond Beach provides pre-k through kindergarten. It’s a solid starting point if you’re looking for a place that is well-rounded and focused on child development along with principles of the Christian faith,” says REALTOR® Casey Diep Bui. “Our kids attend and we are very impressed with the staff, their curriculum, and their approach to teaching.”


The Evergreen School

Offering programs for those in preschool all the way through 8th grade, The Evergreen School is all about learning in a vibrant, diverse environment. Their preschool program is a half-day program (with extended childcare available until 5:30pm), and their prekindergarten program is full-day. They also offer a huge variety of afterschool classes, including sessions that are focused on robotics, coding, baking, debate, sewing & crafting, and much more.


King’s School

This dynamic community offers programs from preschool all the way through high school graduation. The King’s School website state that their “standard curriculum is the highest quality college-prep track available,” and they also provide honors and classes in addition to a huge variety of sports, music, drama, and other programs.


Shoreline Community College

This incredible resource offers a dynamic range of programs, including high school programs (like Running Start, GED, and more), professional and technical programs (like nursing, dental hygiene, criminal justice, business technology, etc.), online programs, transfer degrees for those who plan to attend a college or university, continuing education, and so much more!
